Warranty Walk (11-Month Walkthrough)

A walkthrough of the completed project roughly eleven months after substantial completion, conducted jointly by the owner and contractor to catalog any defects while they still fall within the standard one-year [[concept-warranty|warranty]] period, timed deliberately to leave enough runway to get everything fixed before that window closes.

Why it matters

The timing is the whole point: scheduling the walk at month eleven rather than waiting for the owner to call leaves roughly a month to get warranty items fixed before the deadline, instead of discovering problems only after coverage has already expired.

On a real project

A project manager contacts the owner around month ten to schedule the warranty walk, and the owner's facilities team spends the weeks before it compiling a list of every issue noticed since move-in, from a sticking door to an intermittent HVAC noise.

Who this matters most to

A Project Manager schedules and conducts the walk on the contractor's side. A Facilities Manager compiles the owner's list of issues noticed during the first year of occupancy.

Where this goes wrong

A contractor doesn't proactively schedule the warranty walk, and the owner, unaware the one-year clock is running, doesn't think to compile its issues list until month thirteen. By then the warranty period has closed, and the contractor declines to cover repairs it might otherwise have made for free.
