What is a Sustainability / LEED Consultant?

A Sustainability or LEED Consultant advises project teams on green building strategy and manages the certification process for rating systems like LEED (Leadership in Energy and Environmental Design), run by USGBC and its credentialing body, GBCI. No government license is legally required for this work. The relevant credentials, LEED Green Associate and LEED AP with a specialty, come from GBCI and aren't a legal requirement either, but they function as a real-world requirement on many projects anyway: a project pursuing LEED certification generally needs a LEED-credentialed professional involved to earn certain credits and to navigate the submission process, so it's a certification-program and contractual expectation rather than a government mandate.

What they do

• Advise project teams on which green building rating system and certification level to pursue
• Track and manage the specific credits required for a target certification level throughout design and construction
• Coordinate documentation from architects, engineers, and contractors needed to support credit submissions
• Prepare and submit the certification application to the rating system's administering body
• Advise on sustainable material selection, energy modeling coordination, and construction waste management
• Train project teams on the sustainability requirements specific to their scope of work

A typical day

• 8:00 AMReview the project's LEED credit tracker and flag credits at risk of not being met
• 9:30 AMMeet with the architect to confirm a design decision supports a targeted energy credit
• 11:30 AMCollect and review documentation from a subcontractor supporting a materials credit
• 1:30 PMPrepare a credit submission package for the certifying body
• 3:30 PMTrain the site team on construction waste management requirements tied to a pursued credit

Required:

High school diploma or equivalent; no government license is legally required for this role. LEED Green Associate or LEED AP credentialing from GBCI isn't a legal requirement either, but many projects pursuing LEED certification contractually expect a credentialed professional on the team to earn certain credits and manage the submission

Preferred:

Bachelor's degree in architecture, engineering, construction management, or environmental studies

Helpful:

LEED Green Associate or LEED AP with a specialty (e.g. Building Design + Construction)

Not necessary:

An environmental science degree; many sustainability consultants come from architecture, engineering, or construction management backgrounds
