Temporary Facilities

The non-permanent infrastructure set up during [[concept-mobilization|mobilization]] to support construction (site trailers, temporary power and water, perimeter fencing, portable toilets, and temporary site lighting), none of which is part of the finished building but all of which the job can't run without.

Why it matters

Crews can't safely or legally work on a site with no power, no fencing, and no sanitation. Temporary facilities are easy to overlook when planning a schedule or budget because they don't show up in the finished building, but skipping or under-budgeting them stalls a project before real construction can even start.

On a real project

A project's temporary facilities package includes a job trailer for the site office, a temporary electrical panel to power tools before permanent power is energized, and chain-link fencing around the entire site perimeter for security and public safety.

Who this matters most to

A Superintendent sets up and maintains temporary facilities throughout construction, since a site power outage or a damaged fence becomes their problem to fix immediately. A Facilities Manager on the owner's side sometimes gets involved when temporary facilities interact with an occupied building nearby, like tying temporary power into an existing structure.

Where this goes wrong

A project team underestimates the cost of temporary facilities in the original bid, treating it as a minor line item. Temporary power ends up needing a larger service than budgeted once several trades are running equipment simultaneously, and the extra cost comes out of the project's contingency instead of being priced in from the start.
